South County Sales Week of September 3 - September 9, 2008

Last week was another very good week for sales in the south Santa Clara County area of Morgan Hill, San Martin and Gilroy. Forty-six residences went from active to pending status. Of these, 40 were single family homes and 6 were condo/townhouses.
Of these sales, the list price ranges were:
$200,000 - $500,000 = 20 sales (43.5% of total)
$500,000 - $800,000 = 18 sales (39.1% of total)
$800,000 - $1,200,000 = 6 sales (13% of total)
$1,200,000 - $2,000,000 = 2 sales (2% of total)
As of September 9, 2008, there are 753 residential listings active on the market in the Morgan Hill, San Martin, Gilroy area, and 260 pending residential listings. Therefore, 34.5% of the listings are pending under contract. A very healthy number!
