Very interesting Gretchen and a good picture of the market in your area. The really telling stat was the one you used at the end showing the decrease in market prices — looks like percentage wise, it is an even larger dip than ours in Tahoe-Truckee. Good job.

Good point Gretchen. I liked the fact that you pointed out that if you as a Buyer don’t make an offer, you will NEVER know what the Seller will accept. Even if you make a “low ball” offer, and the Seller doesn’t respond, at least you know what they won’t accept.

Your father was wise! I will have to quote him too. Morgan Hill sellers are currently enjoying multiple offers on many of the desirable, well-priced listings. But as Spring progresses I think we’ll see a more balanced market.

Is it more of a balanced market up on the Peninsula where you are?

I do not think we have a “seller’s market” just yet.
Prices are still flat and buyers are still cautious and looking for very good value.
But as you point out, inventory is down which is always a good thing from a seller’s perspective.

And yes, as a wise old real estate guy (my father ) told me in 1978 when I entered the real estate business:
“Marketing is 95% price”.
I believe that is even more true today than 32 years ago.

Hi Diane – median prices rose in south Santa Clara County during the last quarter of 2009 and the trend seems to be continuing this month. Your observation regarding the percentage of distressed properties intrigued me so I looked up the percentages for our communities. See my next post.

Gretchen – are you seeing prices stabilize yet with the lower inventory? Here in the Seattle/Tacoma area we see low inventory, but still declining values. Short sales and REOs make up 44% of our closed sales here.
