Hi Arn,

Your father was wise! I will have to quote him too. Morgan Hill sellers are currently enjoying multiple offers on many of the desirable, well-priced listings. But as Spring progresses I think we'll see a more balanced market.

Is it more of a balanced market up on the Peninsula where you are?

Gretchen
I do not think we have a "seller's market" just yet.
Prices are still flat and buyers are still cautious and looking for very good value.
But as you point out, inventory is down which is always a good thing from a seller's perspective.

And yes, as a wise old real estate guy (my father :-) ) told me in 1978 when I entered the real estate business:
"Marketing is 95% price".
I believe that is even more true today than 32 years ago.

Hi Diane - median prices rose in south Santa Clara County during the last quarter of 2009 and the trend seems to be continuing this month. Your observation regarding the percentage of distressed properties intrigued me so I looked up the percentages for our communities. See my next post.

Gretchen - are you seeing prices stabilize yet with the lower inventory? Here in the Seattle/Tacoma area we see low inventory, but still declining values. Short sales and REOs make up 44% of our closed sales here.

I wish you could have been there too, Kappy! It was a little TOO warm this past weekend, so you might be glad that you stayed in the mountains and enjoyed your great weather instead.

Very nice, I like the quote and bringing in the past. It is a good thing to help people with entry level purchases, especially when it seemed for a very long time like that wasn't going to be possible. Silver lining is how the market opened up for a lot of people who couldn't gain entry before.
